Overview:

Hungary is a country located in Central Europe, situated in the heart of the Carpathian Basin. Why buy real estate in Hungary?

Real estate prices in Hungary vary significantly by region and type, but according to the latest data, the national average price per square meter at the beginning of 2025 was around 823,000 HUF (2,375 USD), while in Budapest this figure was significantly higher, 1,271,000 HUF (3,667 USD).

National average:

The national average price per square meter in February 2025 was 823,000 HUF, representing a 16% increase compared to the same period last year. The national average price per square meter is approximately 765,000 HUF (2,207 USD), and the asking price is 69,900,000 HUF (201,673 USD).

Budapest:

Average prices per square meter are significantly higher in the capital, exceeding HUF 1,271,000 ($3,667) at the beginning of 2025. The average price per square meter for newly built apartments is around HUF 1,500,000 ($4,328).

Counties and regions:

Prices vary significantly between counties. For example, while the average price per square meter in Békés County was 249,000 HUF ($718), prices are much higher in other areas. In several county seats, the price per square meter has exceeded one million forints.

By type:

In general, houses are less expensive than apartments. Newly built apartments are usually more expensive than used ones, especially in Budapest.

The above shows that Hungarian real estate is experiencing continuous value growth, meaning that a good real estate investment can yield a 15-16% increase in value (profit) even within a few years. Not to mention that, given Hungary's climate, environmental conditions, gastronomy, and infrastructure, it offers excellent opportunities for relaxation, study, or retirement.

Unfortunately, sometimes it is not enough to decide to buy a property; there can be many pitfalls in the transaction, especially for foreign citizens who intend to buy property without knowledge of local conditions.

The property you have chosen may be in a good location and at a favorable price, but there may still be a number of problems during the transaction: the legal status of the property may be unclear, various legal proceedings may be pending against the owner, or the property may be subject to a lien or enforcement rights. It may not have a use permit or may have been built without a permit.

Unfortunately, with all due respect to the exceptions, real estate agents cannot be trusted unconditionally in these transactions, as their primary goal is to conclude the transaction and conclude the purchase agreement as soon as possible, even if they do not disclose some important characteristics or defects of the property to the buyer, lest the buyer change their mind later and withdraw from the contract.

To avoid the above disadvantages, I offer my clients a new, comprehensive legal service, which consists of the following:

  • If you already have a property you wish to purchase, I will obtain all information and documents relevant to the transaction from the seller (up-to-date title deed, in the case of a condominium, the condominium deed, in the case of a private house, the occupancy permit, etc.).

  • Based on the documents obtained, I will prepare a thorough legal analysis of the legal risks involved in the purchase of the property and whether there are any legal circumstances that could prevent the sale.

  • If you do not yet have a property in mind that you would like to purchase, but you have a specific idea of the purpose for which you would like to buy a property and how much you would like to spend (e.g., an apartment in a university town to ensure your child's further education, a vacation home on Lake Balaton, an apartment in the capital city, etc.), I will undertake to find the properties that best suit your needs.

  • In addition to mapping out the legal background, I will also inspect the property on site to ascertain its physical characteristics (its condition, whether it needs renovation, and whether there are any defects that can be identified by visual inspection). I will make a 4K video recording of the site visit, which will include the entire property and the land, and other buildings belonging to it.

  • If you wish, we can have the property inspected by experts (structural engineer, building contractor, architect, surveyor, appraiser). I will provide you with the expert opinion in English.
  • I will assess the residential environment of the property (characteristics of neighboring properties, local infrastructure, location, public transportation, medical services, pharmacies, shopping centers, educational institutions, etc.).

  • I will check what public services are available in connection with the property and gather information on whether there are any utility or other debts associated with the property that could cause problems during the conclusion of the contract.
  • I manage the contract process from start to finish and, as a lawyer, I prepare the necessary contracts so that you can acquire the property you want with the least possible legal risk.
  • I liaise with the seller and the real estate agent on your behalf.
  • I will keep you informed in English about any questions you may have regarding the property, as well as any costs that may arise and any problems that may occur.
  • If you are an EU citizen, I will countersign the relevant contracts electronically, so you do not need to travel to Hungary to sign the contract.

  • If you require, we will prepare a cost estimate or quotation with the involvement of experts for the conversion or renovation of the property according to your requirements. Within the scope of the assignment, I will represent you during the renovation, provide you with ongoing information about the costs and the schedule of the investment, and represent you before the relevant authorities.
